Artisan Parkview Located at 706 E. Washington Street, Phoenix, AZ, 85034
Artisan Parkview is a wonderful community of 14 soft lofts and row-home style townhomes and condominiums located in the heart of downtown Phoenix.
It is easy walking distance from Chase Field and US Airways Arena and literally across the street from the Science Museum and the east bound light rail passes right outside the front doors (the stop is about a block away).
Artisan Parkview was Eric Brown’s first foray into downtown Phoenix development and one can see many of the design elements from Parkview used in the later construction of Artisan Village just down the road.
The community does not have a pool nor is it gated. Every home has a tandem 2 car garage plus an extra uncovered parking space (also tandem style), most of the properties feature the “soft loft” look of exposed ductwork but are otherwise pretty traditional inside, but the exteriors definitely have a row house style with front entries right off of Washington Street.
Overall, Artisan Parkview offers good architecture, a very up & coming location, and affordable prices. It’s well worth checking out.

Downtown Phoenix Lofts Located at 424 S. 2nd Street, Phoenix, AZ, 85004
Downtown Phoenix Lofts AKA as Stadium Lofts is an industrial looking, red brick, 31 loft style condominium community in the Downtown Phoenix Warehouse District. Along the lines of “real lofts” (i.e. former warehouses that were converted to condominiums) the Downtown Stadium Lofts have exposed ductwork, exposed brick walls, very open floor plans, ceilings ranging from 10 to 22 feet and tall windows.
Downtown Stadium Lofts is located about two small blocks south of US Airways Arena (home to the Phoenix Suns) and Chase Baseball Field and right around the corner from the bars and restaurants on Jackson Street. Nonetheless, Downtown Stadium Lofts seem a little off the beaten path, which is good if you want some privacy, but but as the Entertainment District evolves Downtown Stadium Lofts should be right in the thick of the action.
The loft condominiums range in size from about 850 to 1800 square feet. But again, these are very very open with very few walls.

A few years back an interesting modern condo development popped up near Portland and 7th Street called Portland II. The builder, Odyssey Homes, built five 4-level condos located in two buildings with the intention of adding additional buildings. The only problem was timing. The first phase of Portland 2 came to market in 2008, about 8 months after the market began its crash. As you can imagine, things got pretty tough and the vacant land to the north of the two buildings stayed bare.
Today, early 2012, things are different. The real estate market is booming and the owners of Portland II are busy building condos again. I had a nice chat with Brent Linnenkarr, one of the partners at DesertWise Builders, today. He is excited to be one of the first builders to bring new condos to the downtown market. His timing couldn’t be better as there is little to be had in the downtown resale market.
The condos at Portland II are four level units. The first level is the garage level offering a tandem two car garage. Tandem garages are those where the garage is one car wide but long enough to park two vehicles. The second level is where you well find the kitchen, dining and living rooms. The third level is the sleeping zone with two bedrooms, two baths and a stacked washer/dryer laundry area. When you climb the stairs to the fourth level you will find options. The builder can configure this area with an additional bedroom, office or leave it wide open for you do enjoy as you wish. Another bathroom is found on level 4 as well as the nice size patio that offers views of the city and mountains depending on your unit.
The exterior of Portland II is stucco flooded in a vibrant mix of color. The base color is a calming moss green with accents in primary colors of red, blue and yellow. It makes a pretty picture on the downtown skyline.
Portland II has a good walk-score in the mid-80’s with a wide variety of restaurants, shops and entertainment all nearby. Students and downtown workers will appreciate the close proximity to light rail, ASU. U0fA Med School, TGen and all that makes downtown a great place to live, work and play.
We do have to mention noise. Naturally, anyone living in the core of a city should expect some noise and Portland II’s closeness to the 202 freeway may not be right for everyone. Make sure you take a good, honest listen as you preview a condo at Portland 2.

Summit at Copper Square – 310 S. 4th Street, Phoenix, AZ, 85003
Summit at Copper Square was the first modern high rise condominium built in downtown Phoenix (It’s the 22 story yellow, blue and burnt orange high rise at 4th Street and Jackson, you can’t miss it!).
Condos range in size from 898 sq. ft. to 1500 sq. ft. with 1 bed/1.5 bath to 2 bed + 3 baths. It has modern lines, bold contemporary colors, great floor plans and a fun location. The high rise condominiums in the twenty two story Summit at Copper were developed by W Developments (also developing Omega High Rise Condominiums, downtown Phoenix) and built by Weitz Construction.
Summit at Copper Square has 165 units of luxury high rise condominiums and lofts. It was originally billed as the tallest tower of residential high rise condominiums in metro Phoenix, but that honor will soon be taken from Summit at Copper Square once Centerpoint High Rise Condominiums in Tempe and 44 Monroe High Rise Condominiums in Downtown Phoenix are completed. Nonetheless, Summit at Copper Square offers magnificent views of midtown and downtown Phoenix, the South Valley, and distant views of the north and east Valley. Frankly, we think that Summit at Copper Square offers better views than either of the two high rise condominium towers mentioned above although her views pale in comparison to the views at Crystal Point High Rise Condominiums.
There are seven condos on the fifth floor (sharing the floor with the pool, fitness center, meeting room/lounge, and terrace), ten high rise condominiums on floors six through nineteen, and six Penthouse condos on each of floors twenty, twenty one and twenty two. Floors one through four house the parking garage and the front entrance to Summit at Copper Square.
