This is the final Luxury Real Estate Market Report for Paradise Valley, AZ in 2013. The end of the year report is upbeat and saw quite a bit of increase in sold prices, list prices, and price per square foot. We saw a decline in sales, well only a few, and days on market dropped as well meaning that the buyers are back!
I believe that in 2014 we will continue to increase in all aspects from list price (Already seeing this), sold Prices, and price per square foot. I do think that days on market will increase as well (Read Next Paragraph).
There are over 300 single family homes on the Paradise Valley market priced upwards of 30 million. The issue you have currently is the average list price is just shy of 3 Million that’s double compared to what has sold in the final half of 2013, PPSF is just above $400 sitting at $425, and days on the market are sitting steady at 162.
