Maricopa County (includes Scottsdale, Phoenix, Arcadia, Paradise Valley, Tempe, Chandler, etc.) luxury market saw another strong month, with 96 contracts signed/recorded at $1 million and above.
In total, the weekly asking price sales volume was $164 million between Feb. 1 and Feb. 28th, per the monthly report from Pesqueira John. That’s a lot of happy valentines to your special someone. Out of the 96 sales, 11 were on penthouses, townhomes, and lofts (with an average ask of $1.7 million). The two top sales were in Two Biltmore Estates ($2.3-2.6 million). Followed by a three sales in The Enclave at Borgata ($1.825-$1.84 million).
The .1 Contract occurred in Estancia. Brand new contemporary was described as a show stopper on the 17th green. The 4 bedrooms, 2.5 bathrooms, 5,000 sf lavish pad sold for $4,000,000 & it was all cash!
The 2. Contract takes us to Horseshoe Canyon neighborhood in Silverleaf. This soon to be completed single story spec home is done by Calvis Wyant Luxury Homes with a price of $3.6 million.
Per Pesqueira John, the average asking price for the month of February was $1.86 million. The average discount from original ask to last asking price was -8.96% percent, and the average number of days on the market was 169. These numbers only include sales, homes that have sat on the market for longer were not included. These also only include was has been sold through the MLS, not anything off the market, or tax records only.
