Thank you for selling Desert Mountain! We’re here to arm you with current information about our Club to keep your clients excited about their move and informed on all things Desert Mountain. During a recent audit of Desert Mountain properties posted for sale on MLS, we noticed that many listings either do not include any information in the detail section about Desert Mountain Club Membership or they have incorrect information about membership. Both ways may confuse potential homebuyers. We understand the importance of you building trust and confidence with your clients. Therefore, we’d like to help by provide relevant and accurate information.

MEMBERSHIP OPPORTUNITIES, UPDATED MAY 2021

As of 4/01/21, Desert Mountain Club introduced a new membership model of which a new Member will pay an Initiation Fee set by The Club and those who wish to depart will provide a 12-month notice to exit. This model provides simplicity for those looking to join and certainty for current Members who wish to exit when the time is right.

With Desert Mountain’s growing reputation for outstanding service and unmatched amenities, the Club recently reached its target number for two of the Membership categories. Desert Mountain Seven Golf Membership and the Lifestyle Membership are not currently available at this time. However, we welcome your clients to be added to our interest list.

FULL GOLF MEMBERSHIP

• Desert Mountain Property Owners must apply and receive approval for invitation to join but will not be subject to a Wait List when purchasing a FULL GOLF MEMBERSHIP.

• WAIT LIST APPLICATIONS ARE RESERVED FOR DESERT MOUNTAIN PROPERTY OWNERS.

EXCLUSIVELY AT SEVEN DESERT MOUNTAIN Memberships of all three categories, Full Golf, Seven Golf, and Lifestyle, have been reserved for approved applicants who purchase a home at Seven Desert Mountain. They are not subject to a Wait List. (These Memberships may only be issued upon COE).

IMPORTANT INFORMATION FOR ALL SALES AGENTS  AGENTS, for all buyers who are considering the purchase of a property within Desert Mountain, it’s imperative to apply for Membership early, as Membership approval is never a guarantee by the Club. This is similar to having a buyer provide a prequalification or proof of funds before making an offer on a home. It is strongly encouraged that the Membership application review process begin prior to beginning your home search and no later than the day your contract is accepted.(Application approval may take up to 30 days for invitation consideration)

DESERT MOUNTAIN LISTING AGENTS

In order to help sales agents increase the marketing appeal of their Desert Mountain listings and set the proper expectations for future property buyers, listed below are brief descriptions for you to use in the MLS Public Remarks section, based on different situations.

MLS PUBLIC REMARKS SECTION

 A Desert Mountain property for sale where the seller has a membership to be included with the sale of the home

Membership available to be purchased with this property. A 30-day Membership application review and approval is required. Contact the Club at 480.595.4110 with questions.

A Desert Mountain property for sale where the seller does not have a membership

Memberships available through the Club. Wait Lists apply for some Membership categories. A 30-day Membership application review and approval is required. Contact the Club at 480.595.4110 with questions.

A property within the Seven Desert Mountain community

All properties within the Seven Desert Mountain community are deed-restricted to include the requirement of Membership to Desert Mountain Club. Buyers must submit a Membership application and receive an invitation to join Desert Mountain Club before a non-refundable deposit can be accepted. Contact the Club at 480.595.4110 with questions.

A Helpful Tip for Listing Agents You may also wish to include in your sales contract the following language: “This purchase contract is contingent upon the Buyer receiving Membership Application Approval to Desert Mountain Club.”

DESERT MOUNTAIN BUYER AGENTS

Whether a Desert Mountain property has a Membership included or your Homebuyer would like to purchase a Membership from the Club, it is important to receive PREAPPROVAL by Desert Mountain for Club Membership, as this is never guaranteed. As previously mentioned, the benefit to your buyer is similar to the requirement of providing a pre-approval or proof of funds before making an offer on a home. This helps avoid any concerns later on in the home purchase process after the buyer, seller, and sales agents have invested significant time, energy, and financial commitments.

Please add this verbiage to your purchase contract:

“This purchase contract is contingent upon Membership Application Approval to Desert Mountain Club.” Please note that this does not bind your homebuyer to purchase nor require a set timeframe to purchase a Membership. The Club simply wishes to ensure that all property owners within our gates are able to become a Member of The Club.
